Property Tax Breaks for Seniors, Veterans, and People With Disabilities
Many states cut property tax for older owners, disabled veterans, and people with disabilities. But the break is often not automatic. You may need to file a free form with your local tax office by a set date.
Each state sets its own rules. Your local tax office usually decides who gets a break.
What is property tax exemption for seniors?
An exemption takes part of your home's value off the amount that gets taxed. You then pay tax on a lower value. A senior exemption is an extra cut for older owners.
Here is a Texas example. Say your home is worth $300,000. A $140,000 school exemption means you pay school tax as if it were worth $160,000.
Most of these breaks apply only to the home you own and live in. The law often calls it your homestead.
How does property tax exemption work?
There are a few main types. You may be able to get more than one.
- Homestead exemption. It lowers the taxed value of your main home, at any age.
- Senior exemption. This is an extra cut for older owners. Some have an income limit.
- Freeze or cap. It limits how much your tax can go up.
- Circuit breaker. This is a credit when your tax is high next to your income.
- Tax deferral. It lets you pay later. The tax is not wiped out.
- Veteran or disability break. This cut is for disabled veterans and other disabled owners.
What is the age for property tax exemption?
Many states use age 65. Texas and Florida both do. Some programs start sooner. California lets owners 62 or older put off their tax.
Texas does not make you wait until you are 65 on January 1. The break can cover the whole year you turn 65.
How much is senior property tax exemption?
It depends on where you live. Here are some real examples.
Texas. School districts must give a $140,000 homestead exemption. Owners 65 or older, or disabled, get $60,000 more off for school taxes. Cities and counties may add their own.
Texas also puts a ceiling on school tax for owners who get that extra $60,000 break. It limits how much that tax can rise.
Florida. The first $25,000 of the homestead break counts for all taxes, even school taxes. A second part counts only on value over $50,000, and only for non-school taxes. It rises with prices. For 2026, it is up to $26,411. On November 3, 2026, Florida voters will decide on a larger homestead break. If it passes, the amounts would change starting in 2027.
Florida counties and cities may give seniors up to $50,000 more. For 2026, household income must be $38,686 or less. This extra break does not cut school taxes.
Massachusetts. Its circuit breaker is a state income tax credit for people 65 or older. It may help when your property tax, plus half your water and sewer bill, is more than 10% of your income. The top credit for tax year 2025 was $2,820. It is paid as a refund even if you owe no income tax. You claim it on Schedule CB with a state tax return. Income and home value limits apply. Missed it? You may still claim it up to 3 years after the filing deadline.
Do veterans get property tax exemptions?
Yes, in many states. Most breaks are for veterans with a service-connected disability. The size often depends on your VA rating.
Texas. A veteran rated 100% disabled, or paid at the 100% rate because they cannot work, may owe no tax on the home. Lower ratings can get a partial cut:
- A 10% to 29% rating: up to $5,000 off.
- A 30% to 49% rating: up to $7,500 off.
- A 50% to 69% rating: up to $10,000 off.
- A 70% to 100% rating: up to $12,000 off.
Florida. A veteran with a 10% or higher rating may get $5,000 off the value. A veteran with a total and lasting service-connected disability may owe no tax on the home.
California. Veterans rated 100% disabled, or paid at that rate, may get a large cut. For 2026, the basic amount is $180,671 of home value. If household income is $81,131 or less, it is $271,009. The regular amount goes up to $185,889 in 2027. A new state law signed on September 28, 2026, adds another choice for 2027 through 2031. It takes half of the first $1 million of home value off. If household income is low enough, it can take off the whole first $1 million. You get one break or the other, not both. Ask your county assessor how to apply. Lower ratings do not count there.

How to get property tax exemption for disabled veterans?
- Get your VA letter that shows your rating.
- Find proof of your discharge, such as a DD-214.
- Get the form from your county office. Texas uses Form 50-114 for the full break. Florida uses Form DR-501. California uses Form BOE-261-G.
- File it with your county office, not the state. Keep a copy.
Missed a deadline? A Texas veteran may file late for the full home break up to five years after the deadline. Florida lets you apply before your VA papers arrive.
Are there breaks for people with disabilities?
Yes. A disabled Texas owner can get the same extra $60,000 school break as seniors. You must meet the Social Security meaning of disability. You cannot get both the age and the disability break from the same school district.
In Florida, an owner who is blind, or totally and permanently disabled, may get $5,000 off. Florida fully exempts the home of a person with quadriplegia.
What is a property tax deferral?
A deferral lets you put off paying your tax. It does not cancel it. The unpaid amount grows with interest and must be paid later.
In Texas, owners 65 or older, disabled owners, and some disabled veterans can defer. The tax grows at 5% a year. It comes due when you no longer own and live in the home.
California's Property Tax Postponement program is for owners 62 or older, blind, or disabled. Household income must be $57,002 or less. You need at least 40% equity. That means your home loans can be no more than 60% of the home's value. You cannot have a reverse mortgage. You must apply each year. The next filing period runs October 1, 2026, to February 10, 2027. Funds are limited and go first come, first served.
A deferral is a debt on your home. Talk it over with your family first.
How to apply property tax exemption?
- Find your local tax office. It may be called the assessor, the appraisal district, or the property appraiser. USA.gov links to each state tax agency. Texas lists offices on the Comptroller's site. Florida lists them on the Department of Revenue site.
- Ask which breaks your area offers and the deadline.
- Get the form from the office or its website.
- Gather proof, such as an ID with your home address, proof of age, a VA or disability letter, or income records.
- File on time and keep a copy.
Deadlines differ. The usual Texas deadline is April 30. Florida's deadline is March 1. Texas may take a late homestead form up to two years after the deadline.
Some breaks need a yearly renewal. Once Texas grants a homestead break, you usually do not reapply. California's low-income veteran break must be filed each year. Always tell the office if you move.
Does property tax exemption lower your mortgage payment?
It can. Many lenders collect tax through an escrow account. That money is part of your monthly payment. The Consumer Financial Protection Bureau says that when your tax changes, your monthly payment changes too.
An exemption does not change what you owe on the loan. Tell your mortgage servicer when your break is approved.
Who is exempt from paying property taxes?
Very few owners pay no property tax at all. Full breaks are mostly for a small group, such as veterans rated 100% disabled in Texas. In Texas, some spouses of service members killed on duty also owe no tax on the home.
Some land owned by the government, charities, churches, and schools may also be exempt. Most other owners get a partial cut, not a full one.
Should you pay a company to file for you?
No. Filing is free. The Texas Attorney General has warned about letters that charge a fee for a "designation of homestead." Counties give the standard break for free.
Be careful with any firm that charges to file or promises to "reduce your taxes." CalculateBenefits is not a government site. Your county office is the place to apply.
