Where these numbers come from
HUD is the federal housing agency. Once a year it publishes income limits for every county and metro area in the country. Those limits are not one flat number. They change with where you live and how many people live with you.
This calculator reads HUD's own 2026 tables. Nothing is estimated and nothing is made up. You pick the county, and we show the limits HUD set for it.
Which programs use HUD limits?
Most rental help does. Housing Choice Vouchers (Section 8) mostly use the 50% limit. Public housing reaches up to the 80% limit. Many local programs — repair grants, rental aid, below-market apartments — borrow the same tiers. Our guide on public housing vs. vouchers explains which program fits which situation.
Why your household size matters
The limit rises with each person in your home. A limit for one person is much lower than the limit for a family of four. Count everyone who lives with you — adults and kids — before you read the result. If your household changes, run it again. The answer can flip.
What to do with your result
If your pay is under a limit, the next step is your local housing office. They take applications, run waiting lists, and check the details. Find the office that serves your area and ask which lists are open.

Being under the limit does not mean you will get help. Most places have far more people asking than they have help to give. Waiting lists are often long. Many are closed. The housing office also looks at who lives with you and other rules.
Being over the limit does not always mean no. Some programs use a different limit. And the office may subtract some of your costs first, which can bring your number down.
